Advanced Inspectors
These days, a lot of AIS work involves evaluating new construction. The past five years have really been boom times for McKinney and Frisco home builders. Unfortunately, some people buying new houses or condos do not think to get a pre-acceptance inspection. While most builders are honest and competent, Advanced Inspection Service finds quite a bit of shoddy construction practices in new housing. The pressure to get the building done on a tight schedule can lead to corner cutting and sloppy work. And a lot of this is covered up by sheetrock and paneling. Only a highly-trained professional home inspector can detect and analyze these potential issues.

Mike has done the inspection for two of my homes now. I also recommend him to all of my clients. He is responsive, on-time, and professional. He takes his time when reviewing the report making sure to answer all questions. He will even walk you around the house. Inspection reports can be very overwhelming to buyers, but with Mike on your side, you feel educated and ready to negotiate with the seller.
Many of the claims made on his inspection report about my home were appallingly untrue. In fact, I see another review about him on this thread stating that he reported that two burners on their stove were not working; he did very the same thing to us, declaring that two of the burners were not working when they were working fine. It was as if, because our home was in such great condition, he had to make enough things up to fill a report to look as though he were doing a good job. He said the water was draining slowly out of the sink and tub; they’re not draining slowly at all. I could not believe the things stated in his report. Many things mentioned were not even issues, they were merely observations. For example, the commode could be tightened up a little more via the bolts/nuts at the bottom, but was instead written up as an actual issue, by stating that the commode was loose and in need of repair.
He failed to detect a major lock mechanism issue with our entry double steel door and also our balcony sliding glass doors. The doors were unable to open fully and there’s major issues with the cylinder, bolt and plate. He did not mention any problems with the doors to us or on the report. This has cost us over 4k to fix. He mentioned on his report that we needed to seek a specialist for a possible drainage system issue and our realtor asked to see if he can specify a structural engineer/water expert on the report and he refused to do so. He took less than 3hrs on a 4032sqft 2018 built house with a pool. According to my realtor that is for sure not enough time to perform a thorough inspection. We would not recommend him.
Mike completed a home inspection for us, he showed up on time, responded quickly to our requests and communicated well. Experienced with pools, pier and beam and slab, roofs, older homes, sprinkler systems and can provide a WDI report. He provides a one and done service. Very thorough and detailed in his report. Report was available the same day with pictures and extensive notes. Takes the time to explain his findings and is priced fairly. I will be using his services again in the future and have no hesitation in recommending him.
