Amelia’s Home Inspection was founded by John Balian (named after my daughter), with over 20 years of experience and background in engineering, construction/rehabs and inspections. I am licensed & insured in the State of Wisconsin. My philosophy is that I inspect homes as if I were buying for myself. I am dedicated to insuring a safe and healthy home for you and your family, and as well provide knowledge and information, for decision making, for your home. I am independent and work exclusively for you!

The web tool he has developed for scheduling inspections is easy, quick, and reliable. He communicates really well both in the set up and execution of the inspection. John identified items in a house I thought was perfect and THAT is the role of an inspector. His advice gave me the leverage I needed to get the items fixed by the seller…and I got the 35 page report the same day! The report quality is the best I have seen. I have owned many homes over the years, and this is the best. I think one of the best parts of the report are lists of contractors John has worked with that he vouches for! THAT is fantastic as sometimes it’s hard to really identify a great contractor. I would recommend Amelia’s without reservation. John is the best!

If you’re looking to have an inspection done before buying a house, John is your guy! He was on time, professional and EXTREMELY thorough. He truly had my best interest (the buyer) in mind! Not only was he thorough in the inspection, he took the time to explain what he was looking at and what it would take to fix it. Would recommend him any day!

John was absolutely great! He showed up before we did and already had the roof inspected. My husband and I showed up and he was in the basement doing his work. What I liked about him was he was very honest & didn’t sugar coat anything. Was up front, which is what we wanted! I love his reports and how he sends them. They are like a book with table of contents . Has 360 pics, notes & everything that needs attention! He was very professional and definitely opened up our eyes to things we missed during the showing. He also gave tips tricks and remodeling and update ideas. I would definitely recommend John if you want real answers and not just ok results. He will save you from making mistakes and not accepting to settle ! Thank you very much for coming out and helping me and my husband with this process of buying our new home!
