Home inspections are not intended to point out every small problem or any invisible or latent defect in a home. Most minor or cosmetic flaws, for example, should be apparent to the buyer without the aid of a professional.

A home inspector is typically hired by a potential homebuyer right after the offer to purchase contract is signed, and prior to executing the final purchase and sales agreement. However, before the potential buyer signs the offer to purchase contract, he/she should be sure that there is an inspection clause in the contract making the purchase obligation contingent upon the findings of a professional home inspection. This clause should specify the terms to which both the buyer and seller are obligated.

Ryan provided an extremely thorough inspection of the home I was buying. Due to travel restrictions, I bought the home without physically seeing it. His attention to detail provided me with the information needed to know what I was buying; there were no surprises.

Ryan was great to work with. From the start, it was immediately noticeable how great it is to work with him when he worked with us to fit the inspection in before our deadline. He was very thorough, and explained everything throughout the inspection process. He was great about answering all of our questions, and did not make us feel like we were asking any bad questions. This is our first home, so it was really nice to be able to learn about various things, and to also feel comfortable to ask whatever questions we had. Ryan sent the reports out the same day even though our inspection didn’t wrap up until after 6 pm. The report was incredibly thorough, and provided a ton of great information. I had one more form that I realized I needed a couple of days later and Ryan responded very promptly and sent it over that same day as well. Ultimately, we were able to request repairs to be completed as a part of our negotiation, and we will end up saving a decent amount of money because of the great work that Ryan does. I would not hesitate whatsoever to recommend Ryan to anyone, and I will definitely be using Anchor for any further inspection needs down the road!

So pleased with this company. We used them to inspect a home we want to buy. Ryan was super professional and very informative. He allowed us to follow him around and ask questions. His fee was more than reasonable and we feel he went above and beyond getting a great color coded report to us on the same day. We will be Highly recommending Anchor Inspections to all. ????
