Our realtor gave us Breen and Associates as a recommendation for a home inspection, but before scheduling an appointment we wanted to review the company on Angie’s List. All the reviews were A rated except for one. This seemed rather inconsistent but after reading Mr. Breen’s response, and how he handled this person’s altered review, we knew we were dealing with a confident and competent professional. We have had home inspections in other cities and states and we understand very well the purpose for and limitations of Home Inspections. We are now very glad we called Mr. Breen because he exceeded all our expectations. We found him to be very thorough and helpful with answering all of our questions during the inspection. He was full of valuable insights regarding how we could avoid potential problems that may occur in the future. Mr. Breen spent quite a bit of time showing us the drainage issues on the property as well as informing us of the solutions
We had initially planned to go with a different home inspection company (one that had done a prior inspection and had offered us a lower rate for a second one), but as they were booked up, we contacted Breen and Associates instead. We are very glad we did so. Patrick Breen was punctual and professional. He answered all our questions, and as he pointed out certain issues in the home, he also offered possible solutions for updating or fixing each. It was especially helpful to discover a couple of possible easy DIY fixes (like a loose bathroom faucet). He took plenty of time to inspect every part of the home and explained what he was doing or testing very clearly. The report was sent promptly and had helpful pictures detailing every issue mentioned during the inspection

We have looked at others and what is really different about him is that they are extremely thorough. They take a lot of extra photographs of everything for documentation which in his particular business is really important.
Patrick has consistently provided excellent service. He is our go-to guy because we know we can trust him and depend on him. His photographic documentation is excellent and that has become much more important. He performed home inspections for several different people buying homes. He also helps buyers learn how to and quot;operateand quot; the home, by going over things like furnace operations, water softener maintenance, non-freeze exterior spigots, sprinkler systems, etc. And, he is trained to perform additional examinations such as radon, water quality, etc. He’s zero-risk.
Inspector about blew this deal, they did not recognize a proper ridge vent and we had to get a roofing professional to straighten them out!! We are not impressed.
He said the roof on our house was 23 out of a 25 year old roof. It was 5 years, but had hail damage. He said the flat garage roof was 10 or 11 years old. It was just put in last summer. He gives too many opinions instead of just what needs fixed. He knows his city codes, but doesn’t always apply them with common sense.
He is thorough, knowledgeable, and makes sure my clients understand each step he takes them through. He points out true problems, and lets them know when something isn’t as bad as it may seem. The deals that blew using him, needed to blow. And those 2, (only 2) went on to get a better house, and a seller willing to make necessary repairs. I also believe it’s incredibly important to have detailed verbiage, along with pictures. Patrick will remain on my top 3 list!
