Professional inspections are performed according to the Cherokee Home Inspection Contract. Legal requirements for home inspectors are set forth in Florida Statue 501.214. When feasible, we recommend that the buyer accompany the inspector to see for themselves any problems that were found and to ask questions of the inspector. Our inspection report is presented to the buyer within two days of the inspection.
I hired them to inspect a home I am wanting to buy. They took there time with me and answered any questions I had as we together went all over the house. They know what they are doing and do it very well. I would hire them again

They missed that the electrical panel was wired wrong with the neutral and the ground connected to the same box. One of the breaker was bad and started sparkling. Sprinkler system not all workibg. Central vacuum was not working because the part that holds the tank in the garage was broken. Washing machibe sensor was broken. Dishwasher soap and light not workibg. Stove smooth service cracked in two places.

I have report from roofer saying roof is fine, Now these guys say roof has been patched. Curiously seller immediately backed out (without even giving me a chance to “fix” any blemishes. These are the kind of people for buyers to hire if your contract is so open ended that you are given a way out if inspector finds anything you don’t like! I would not be surprised if they reported pest infestation if they found a dead lizard under your sink!
I just spoke with an older lady at Cherokee Home Inspection for a quote for my buyer who is buying a multi family unit. I told her it was in Sebring, Fl which she said her company covered such area then she quoted the price of $500 for the inspection along plus additional fees for Wind Mitigation. When I told her the property was between Sebring Parkway and the Holiday Inn Express of Hwy 27, she said I am sorry but I DON’T DO BLACKTOWN ANYMORE. I repeated her her statement to confirm I I heard then replied again I DON’T DO BLACKTOWN. I was shocked, immediately I search if such name exist in Sebring, Fl but has not been able to come up with one.
