I been using him for 3 years now and he always does an amazing job. He is very knowledgeable and his experience is valuable when inspecting a house weather an old or a new house. He is good and very thorough.
The inspector was dress professionally and was very polite. However, the buyers of the property thought that he was being very nitpicking and that it caused them undo stress. He was also very slow to reply to questions or concerns.
Professional and respectful employees, however… a home inspection was done on my townhouse and the inspector said there was an issue with the voltage to the electrical panel (which was installed). The inspector notated on the report to fix “ASAP” and “Fire Hazard” on the report. I contacted the electrical company who installed the electrical panel to the residence. I then contacted an electrician to come out and fix the issue since the inspector said fix ASAP. The electrical came out changed the voltage for the electrical panel. After the panel was corrected, the electrical company who installed the panel returned my phone call and told me that the inspector has no idea what he is talking about and had a electrical engineer write a detailed email explaining why the panel was ok. I contacted the home inspector and explained to him I was upset for paying for the panel to be fix that was not needed and told me that the electrical engineers are wrong… LOL. It is within code and no reason to change it. Every townhouse was built the same, so this means every townhouse in this complex is wrong? Give me a break.
We hired Steve based on the good reviews we saw online which turned out to be a huge mistake. We hired him for a 4 point and wind mitigation inspection so that we could change from a regular homeowners policy to a landlord policy and lower our rates. He was very picky and marked several things that he said we had to fix to pass the inspection. The insurance agent I use and another that I spoke to both agreed that his findings were ridiculous. The house was built in 1965, he wants it to be up to 2020 standards. (Mind you, we just purchased 2 years ago and it passed inspection at that time. Regardless, we fixed the items that he marked, had him return for a re-inspection. Upon his return, the contractor that had fixed the issues was there installing something. The contractor called me immediately telling me that the inspector was there critiquing his work and telling him that unnecessary things needed done. I let my insurance agent know, she sent him an email letting him know that what he was requiring was NOT required by our insurance company nor ANY insurance company. He still marked things and told me it will get “kicked back”. I would not recommend. I will NOT send him back out even if I have to pay a brand new inspector. I feel like he’s just extorting money for re-inspections at this point.
He gave me a very detailed inspection report and I saved money on my insurance. His rates are lower than any other inspector I found plus he is extremely detail-oriented. He is truly one the best inspectors you will ever find. His inspection helped us get repairs during our home buying process and assisted me with choosing the right home, saving me from a potential repair nightmare. I highly recommend Steve!!!
