Every single time I have someone come to do work on the house

Every single time I have someone come to do work on the house they find things that the inspector overlooked. A shoddy roof job that leaks and $10,000 of electric work that won’t pass inspection and is a HUGE fire hazard that he didn’t “find”.

He did show up on time, to the minute, so that’s a positive. He’s also a pleasant guy, if talkative. However, if you want someone who will give a realistic assessment of your home’s issues, and be conscientious of your time and the condition of your home, you need to find someone else. The job of an inspector is to point out flaws in a home, and in some senses, is just kabuki, “one of those things you have to do to sell a house”. I’ve met some really good inspectors in my time who gave some really good advice about what’s actually an issue, and what’s just a cosmetic blemish. The best ones are also realistic, and understand that if you are inspecting a home that isn’t literally brand new, that does not mean the structure is in danger of falling over, or that your children will die screaming in their beds during an electrical fire. Bad inspectors seem to think they are some combination of contractors, professional engineers, firefighters, electricians, and realtors, which is what I got with Inspections Unlimited (“Unlimited” refers to the amount of time the inspection can last if you don’t pointedly tell the guy he has to leave. Like, now). At a minimum, you should expect an inspector to leave your home as he found it. You don’t like the way something is vented, Mr. Inspector? Don’t undo the vent and forget to put it back together so it vents into the house instead of outside. Rotted board off the porch? Take a picture; don’t pick at it and make it such an eyesore that the homeowner now has to replace it, because the next guy might not care about that little bit of rot you just made so much more noticeable. Old windows (it’s not a new house, pal)? Take a picture. Don’t wrench and jerk and try to get them open and do further damage. Also, be respectful of people’s time. If I tell you that you can do the inspection between 9 and noon (completely reasonable timeframe for a 3000 sqft house), don’t still be there at 3:30. In closing: if you Googled your way here, you’ll notice there are about 5 companies in Lafayette with 4+ stars, and then this one. There’s a reason for that.

Great guy who goes into every attic, on the roofs and into the crawlspace. He saved us by finding a missing structural piece replaced by a column of concrete blocks resting on dirt (!) on one house we were considering. Go with him and you will see a lot. He does talk a lot. He picks on everything a lot of which you may be OK with. But that is how I want my home inspections done – *I* choose what to ignore or not.
