Michigan Home Inspector

We used Dean when we purchased our house last summer. He said the upstairs bathroom was satisfactory on all fronts (plumbing, flooring, etc). The previous owners had a water leak in the tub, which they had fixed the leak, but there is extensive water damage to the flooring and subfloor, which was evident from the obvious downslope in the floor, and 3/4” gap between the floor and trim on the damaged end of the bathroom compared to a tight fit between the floor and trim on the undamaged end. He did note the water damage on the ceiling below the bathroom but failed to note the damage in the actual bathroom. We’ve had 4 contractors give us a price on remodeling the whole bathroom and every single one commented on how bad the floor condition is, saying that will be our biggest issue. Thanks a lot, Dean. We’ve also found rotten OSB behind siding that needed to be replaced, a leak in the basement ceiling from the shower drain right above it (noticed with the first use of the shower), a gas leak from the oven that was unrepairable and needed to be replaced, mold in the corner/bottom of the basement bathroom wall, nail pops and uneven drywall galore, an actual curved wall/drywall that showed a 1” space between said drywall and door trim at the top and a 3” space between said drywall and door trim at the bottom (so it’s either hung wrong or damaged), and the list goes on and on and on. Yes, we are aware we bought a fixer upper house… but these are all issues that should have been reported during the inspection. Should all these things have been noticed by Dean, I’m not sure we would have purchased this house because it really shows how much the house wasn’t kept up over the years. Now I’m just afraid of finding more and more problems. Long story short, I do NOT recommend Dean. I mean, the bathroom alone… a child could have recognized the damage that Dean missed.

Dean has completed inspections on two different homes for us, and we could not be happier with his work. He’s extremely professional and has always been very timely in returning my calls and scheduling our inspection. The format for his written inspection is very easy to follow, he goes over everything with you and your realtor after the inspection, and he is always available for follow up questions via email, phone call or text. Dean is extremely thorough and spends time explaining each room and what he’s looking for. He even made sure we knew some ways to prevent issues from happening to the home and what we could do to preserve appliances.

Dean did a home inspection for my husband and I and we were very grateful for his services. We had the water and septic system tested as well as the full home inspection. He was thorough, and took the time to explain everything and answer any questions we had. He made us feel good that we were making a good purchase.
