Wayne was very responsive from the first point of contact to discuss services and cost. He was quickly available via phone and email. We started our inspection about 10:15am and finished about 4:15. I’m a hands on kind of guy and take time to understand things I’m buying, especially every part of a home purchase. I walked with Wayne the entire inspection and he was very clear in explaining what he was seeing and was happy to answer any questions I had along the way.

Wayne Robbins did the inspection. He was extremely comprehensive, spent several hours at the house, and wrote up a very clear, long report with color photos highlighting issues, including several electric problems (reversed polarity and a failed circuit breaker in the main box) which we had fixed before moving in. A nice feature of the report is that it has an “executive summary” section with the most important issues that require urgent attention.

Wayne is super super detailed oriented and did a very thorough job inspecting. He spent about 4+ hours at the house (3 bedroom multistory home) on the day of the inspection. He uses moisture meters (not everyone does), and found several problem areas that we never would have noticed. We eventually ended up asking the seller to install a brand new gutter system as well as redo the walls in one room due internal to water damage. We never would have known of these things if he hadn’t used the moisture meter. All these fixes cost way more than the $650 we paid him to inspect our place.

Wayne inspected two properties for us a condo in downtown Boston and a multi-family property in East Boston. We highly recommend Wayne for the following reasons: (1) Meticulous and thorough: he really does look carefully through property, takes good notes with solid photographic evidence. So all his claims are backed with solid evidence. (2) Great with selling agent: the inspection can often be a tense time for the buyers and sellers. Wayne has a great way of being objective and calm and educating the seller’s agent about a problem in productive way which goes a long way in helping the seller understand a materials problem that perhaps he/she wasn’t aware of. (3) Great with the buyer: Wayne has represented us when we’ve been the buyer. We don’t know much about architecture, structural engineering, heating/electrical/plumbing systems. Each time we meet with Wayne, he patiently explains different systems to us which is very helpful. Ultimately, with Wayne’s inspections in both instances we were able to find material faults with the property and were able to successfully re-negotiate the purchase price. We plan to hire Wayne again next time and highly recommend him. I will note that Wayne’s fee is higher than other inspectors. But with all things “you get what you pay for.”
