Residential Inspection Consultants was founded in 1993 by Kevin Grants. A State licensed General Contractor with a Bachelor degree in Building Construction, Kevin worked in all facets of the home building industry beginning in the early 1980’s. This practical experience, along with his educational background, gave him the knowledge and experience to train inspectors on staff.

He built a reputation of being thorough and professional and instilled the same principles in his sons Chase and Bryce who worked alongside him in the business. Today, Chase Grants has taken over ownership and operation of Residential Inspection Consultants, and continues to offer the high-quality services clients have come to expect. His brother Bryce works along with him to provide for the inspection needs of the greater Polk County region.

Every once in a while you meet a group that provides everything you need and them some.

Well that’s RCI, professional, extremely detailed and friendly. There report was easy to read with images and best of all comments to explain there technical findings. Best of all they didn’t disappear after their 1st visit. They were available 24/7 for questions and even a 2nd visit for a related issue. I am great full that there are still Pro’s like Bryce and Chase that aren’t out there to take the money and run. Thank you RCI

My daughter bought her first home in Tampa- RIC did the inspection. I stayed on the sidelines, offering advice here and there. I didn’t follow behind the inspector because I figured (from my experience with numerous other inspectors selling and buying homes) it would be a detailed and thorough inspection. It was not. – First and foremost, the inspector missed that the main sewer line from the house was broken. The inspection cap beside the house was broken completely off and just sitting in place. While the sewage system isn’t under pressure, it is still a closed system because it transports bathroom waste. As soon as I walked to that side of the house, the dug out dirt around the inspection cap seemed odd and made me inspect it. The entire top half of the T-fitting came off in my hand. Disgraceful. – Flooring damage in both the living room, dining room, and entrance way were not annotated so they could be discussed in price negotiation. (I had an inspector once list a broken screen that I agreed to replace to make a sale go through). – The dishwasher was not installed properly. It was not secured to the countertop so that when the door was pulled open, the entire dishwasher would flop forward. I do not see how the inspector even touched that without realizing it wasn’t right. It’s fixed now. I am not sure if the inspection was lackadaisical because my daughter as the buyer was a single young woman, or the inspector was in a hurry. E
