HIGH QUALITY AND VERY THOROUGH HOME INSPECTION WITH RESULTS DELIVERED AT END OF INSPECTION.
The inspection was thorough and Dan answered all of my questions. I felt he was knowledgeable in his explanations and would have told he didn’t know the answer instead of making something up. The problems found, were explained well, as well as the potential urgency/importance of each problem. The full report was emailed later the same day and we were able to then quickly work with the sellers on resolving the issues. I have had inspections in the past which left me wondering what I paid for. With Sherlock Home Inspection Services, I felt my money was well spent.
Dan Reik from Sherlock Home failed to properly assess the membrane roofing over the dormer of the house we were purchasing. It was listed as ‘Satisfactory’ when in fact there were obvious tears and rips in the membrane. These tears lead to water ingress and damage to drywall and insulation inside the house. When I called the inspector to find out why there was a discrepancy between the report and what the actual condition of the roof was, I was told that he didn’t actually walk the roof to inspect it, just looked at it from a ladder. In the end, I’m out at least $4100 for roof repairs and $400 for interior repairs.
He was very thorough and knowledgeable. He also took the time to show me things about the house of things I would need to know like the water shut off and all of that. He took the time to explain things to me of how they worked, and what he was doing each step of the way which I very much appreciated. I would definitely recommend him!
He came out to the house a few days before our scheduled inspection to look at the roof before the snow came. He walked us through the photos and his recommendations. He explained everything in easy to understand terms. It is clear he is extremely knowledgeable and knows his stuff! He didn’t leave out the small issues either. I would recommend Dan to anyone buying a new home! His final report was easy to read and understand with great visuals!
He explained a lot of things about the house and was very knowledgeable. I also appreciated that he didn’t cause fear on things when it wasn’t warranted. I feel much better about the home we will be purchasing. He also went out of his way to ask about any concerns or things we’d like to have checked which I greatly appreciated.
